Window work in Arvada
Arvada is a city of two window markets separated by about a hundred years and eight miles of road. Around Olde Town the housing dates from the 1890s to the 1920s, and the work is restoration carpentry with a preservation review attached. Out west toward Candelas and Leyden Rock the homes are new, the windows are fine, and the constraint is not the contractor but the architectural review committee.
In between sits a large band of 1960s to 1990s suburban stock where the ordinary Front Range story applies: aluminium and early vinyl units at the end of their service life.
What Arvada's housing stock means for your windows
The Olde Town core: restoration, not replacement
The wood in a 1905 Arvada double-hung sash is old-growth timber with tight growth rings. It is denser, more stable and more rot resistant than any softwood sold today. When people say original windows lasted a hundred years and new ones last twenty, this is the reason, and it is not nostalgia.
A full restoration means: free the sash, strip the paint, replace failed cords and pulleys or fit new balances, re-glaze with fresh putty, prime and paint, add proper weatherstripping, and fit an interior or exterior storm window. Done properly, that assembly performs close to a mid-range double-glazed replacement, keeps the original profile, and clears historic review without a fight.
The west-side developments: the HOA is the critical path
In Candelas, Leyden Rock, Whisper Creek and similar newer neighbourhoods, the technical question is easy and the administrative one is not. Architectural review committees care about three things: frame colour, grid pattern, and consistency with the rest of the street. Get written approval on the specific manufacturer, colour and grid before you sign a contract. Windows are made to order. A rejected colour is a four to eight week reorder, and it will not be the contractor who pays for it.
| Area | Built | Main constraint |
|---|---|---|
| Olde Town and surrounds | 1890 to 1930 | Historic review, wood sash restoration |
| Arvada central, Lamar Heights, Alkire | 1950s to 1970s | Aluminium and steel, straight replacement |
| Far Horizons, Club Crest, Meadowglen | 1970s to 1990s | Early vinyl at end of life |
| Candelas, Leyden Rock, Whisper Creek, Vauxmont | 2000s onward | HOA architectural approval |
The local hazard to plan around
Foothills wind on the west edge. Arvada's western neighbourhoods sit close enough to the hogback to catch downslope wind events. As in Lakewood, that means asking for the Design Pressure rating on west and south elevations and insisting on a proper sloped sill pan rather than a bead of caulk.
Hail, and specifically what it does to old wood. On a modern clad window, hail dents metal. On a 1910 wood sash it fractures brittle glazing putty, and the putty is the only thing holding the pane and keeping water out of the rabbet. After a storm, walk the elevations and look at the putty lines on every original window. Cracked putty is a cheap fix now and a rotten sash in three years.
Altitude applies to Arvada as it does to the rest of the metro. Ask which method the supplier uses for high-altitude glass units: a capillary breather tube, or an altitude-adjusted gas fill.
Permits and approvals in Arvada
Arvada's Building Division issues permits for work in the city. Expect one for any opening change or egress window. Two local wrinkles: Arvada straddles Jefferson and Adams counties, and designated historic properties near Olde Town go through preservation review before a permit is issued. Neither is difficult. Both add time, and both are easier with a contractor who has done it before.

Arvada window questions
I live in Olde Town Arvada. Are there restrictions on window replacement?
Olde Town and the surrounding older blocks contain a number of historic properties, and Arvada operates historic preservation review for designated structures and districts. If your home is designated, exterior window changes need approval, and matching the original sightlines and light pattern is normally expected. Restoration is often the faster approval path than replacement.
My HOA in Candelas has to approve my windows. What do they look at?
Frame colour, grid or divided-light pattern, and whether the replacement matches the elevation of neighbouring homes. Submit the manufacturer's colour and grid specification to the architectural review committee before you sign a contract, not after. A contractor cannot make an HOA approval happen faster, and reordering a window in the wrong colour is a four to eight week delay.
What is the most common window problem in Arvada?
It divides sharply. In the older core near Olde Town it is wood sash rot and paint-sealed double-hungs from the 1890s to 1920s. In the newer west-side developments it is HOA compliance and, increasingly, first-generation vinyl units from the late 1990s reaching seal failure age.
Do I need a permit to replace windows in Arvada?
Arvada's Building Division issues permits. Assume yes for any change to an opening and for egress windows. Some Arvada addresses fall in Jefferson County and some in Adams County, which affects nothing about the permit itself but does affect who inspects.
